Noir Condos is the latest urban project from Menkes

Located in the heart of the Entertainment District, the area can, in itself, be considered Noir’s most attractive amenity

“Located in the heart of the Entertainment District, the area can, in itself, be considered Noir’s most attractive amenity. Just half a block north of the world-class theaters and hot restaurants of King West, and only a block south of the chic boutique shopping and trendy nightlife of Queen West, the best of Toronto lies just utside our front door.

“Clearly, with each new Menkes condo launching in the downtown core, it’s all about location.” Location was a factor in the success earlier this year for Menkes launch of Fabrik Condos. A 17-storey, 169-unit building designed by Gianonne Petricone Architects, Fabrik is located at the corner of Richmond and padina, at the intersection of Toronto’s Entertainment and Fashion Districts. Boasting a hip and cool design that sees a modern collection of glass boxes stacked atop a pre-cast concrete base, the building is punctuated by ribbon- like bands of magenta. The interiors reveal a similar inclination toward the unexpected, displayed in Fabrik’s unconventional use of materials, inspired textures and fashion-forward colours. Available in studio, one-bedroom, one-bedroom-plus-den, two bedroom, two-bedroom-plus-den and three-bedroom floor plans ranging in size from 424 to 1,388 sq. ft., suites at Fabrik are attractively priced starting from the mid-$200’s.

“The launch of Fabrik early this year was a huge success,” says Jared Menkes. “It demonstrated our belief that highly-designed, modern condo architecture that reflects not just the lifestyle of our purchasers, but the energy of our new downtown urban sites, is desired by today’s young, savvy condo buyer. We’re looking forward to bringing Menkes brand from the heart of downtown North York to the heart of downtown Toronto.”

Edgy, dynamic, distinctive, current, urbane, cutting-edge and highly stylized – these are terms that have lately come to define Toronto’s new downtown, and, more ecently, come to define the urban portfolio of condo projects from industry-giant, Menkes Developments.

As Torontonians have come to rediscover their downtown core, they’ve brought with them not just an interest in function, but an overwhelming passion for form! This new appreciation has also recently begun to influence the approach of one of Toronto’s leading developers. Once better known for creating a downtown where one never was (see: North York), Menkes is now leading the transformation of Toronto’s original city centre by creating distinctive, design-focused, hip condos in iconic urban neighbourhoods like the Fashion District and the Entertainment District.

Poised to launch in early spring 2012, Menkes’ latest urban condo offering is in the heart of the Entertainment District, at 87 Peter St., between King and Adelaide. Featuring a dramatic and modern exterior design created by one of Toronto’s hottest architectural firms – Core Architects – Noir will rise 49 storeys and boast 550 suites in a range of layouts, from economical studio units to spacious three-bedrooms.

In cooperation with Core, celebrity designer Mike Niven is bringing his signature flair for elegant, yet contemporary design, to both Noir’s suites and its amenity spaces. Amenities at Noir will include a luxurious water spa with individual treatment tubs, water massage beds, water walls and a co-ed steam room; a state-of-the-art theatre lounge with pod seating, billiards/gaming parlour; and a fitness facility and yoga studio with walkout terrace.
